Knowledgeable Home Inspector Experts

 Todd's Home Inspection Services is a Florida Licensed Home Inspector.  Each home inspection includes a thorough digital report with pictures. Our goal is to provide our clients with the knowledge necessary to make sound decisions when purchasing homes and to provide that information in a timely manner.


 When purchasing property, the home inspection is one area you do not want to cut corners.  You want to know before you purchase your new home, exactly what you are getting into and mitigate as much of the unknown as possible.

Todd was a custom home-builder project manager for homes in and around Palencia and St. Johns areas with homes winning Parade of Homes. Additionally, he has been a project manager for a roofing company and also owns Todd's Handyman Services. In short, he has an eye for detail is very thorough.


He was led into home inspection after seeing friends and family pay good money for home inspections and still have significant costs after purchases for obvious issues that should have been addressed on the home inspection report.

Our Services

Standard Home Inspection - Buyer's, Pre-Listing Seller's, & 11 Month Warranty Inspections

When buying the house, this inspection will give you a peace of mind about the home's safety and functionality of the home's features. We perform a visual, non-invasive, inspection of the structure and systems of a home for the purpose of determining safety and functionality, according to ASHI Standards of Practice.  The average home inspection takes approximately 2-4 hours to complete, though this time frame is dependent on the size and condition of the home.  Upon completion of the home inspection, a detailed report with pictures will be sent to the client. This inspection may be required by some lenders.


  

AS LONG AS WE CAN ACCESS THEM SAFELY, THE STANDARD HOME INSPECTION REPORT WILL COVER THE CONDITION OF: 

  • The home's heating system & central air conditioning system (temperature permitting)
  • Interior plumbing system
  • Electrical system
  • The roof, attic, and visible insulation
  • Walls, ceilings, floors, windows, and doors
  • The foundation, and structural components
  • Appliances
  • Crawlspace
  • Pools

Wind Mitigation Inspection

A wind mitigation inspection is a visual examination of a home’s existing ability (or lack of ability) to withstand damage during a windstorm. This inspection is often requested and sometimes required by homeowners insurance companies. Depending on the wind resistance ability of the openings and the roof, the inspection may provide discount towards homeowners insurance policies. 

Your home inspector will check different areas of the home during the walk-through, such as:


  • Roof covering and installation 
  • Roof-to-wall ties
  • Roof deck attachment
  • Windows and doors (required protection in wind-borne debris regions >140 mph)
  • Garage doors 
  • Secondary water resistance
  • Roof shape
  • Documented dwelling conditions
     

4 Point Inspection

When you own or purchase an older home, rental property, or condo in Florida, you will likely need a 4 point inspection before purchasing a homeowners insurance policy. 

Some insurance companies may require this if the home is 20 years or older.

Here is what a 4 point inspection looks at:


  • Roof -  Type of Roof Covering (shingles, tile, rolled). The age and condition of the roof. Are there missing shingles or leaks?
  • Electrical System -  The type of wiring in the home (copper, aluminum, knob, and tube). The brand of the electrical panel. The condition of the homes electrical system
  • Heating and Cooling - Is there central heat and air in the home? The age and condition of the system. Are there signs of leaking?
  • Plumbing System - Type of supply and drain lines found in the home (copper, CPVC, galvanized, lead, polybutylene, etc). Is there evidence of current leaks?  The age of the hot water heater?
     

Pool Inspections

If you are purchasing a home with a swimming pool, the safety and condition of the pool is just as important as the rest of the house. A pool is a great feature in a home and often adds to the value of a home. Because a pool that is not in good condition can be a money pit, it is important to get a full inspection of a pool before you purchase a home.


The inspection will include:

  • General pool area
  • Deck
  • Coping
  • Mastic
  • Pool liner and foundation
  • Appropriate safety features, such as secure fencing and properly latching gates
  • Hardware in and around the pool will also be checked: Drains, lights, handrails, and ladders to make sure they are properly installed and safely in place
  • Diving board / slide 
  • All pool equipment: Filters, pumps, heaters, plumbing, timers, and any other electrical components involved in the pool’s functioning

Manufactured Home Foundation Certifications

 If you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permanent Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
